To Prospective Client:
Thank you for taking the time to let Landlord Management, Inc. tell you about our property
management services. We manage approximately 250 rental units in West Seattle and the surrounding areas,
including homes, condominiums, multiple units, apartment complexes and commercial buildings.
We offer full professional property management services including advertising your property in local
newspapers as well as the internet. We provide tenants who are thoroughly screened by Rental Research both for
credit background and employment verification, for which they pay an application fee. We have building
inspections as deemed necessary and provide low cost quality workmanship for general repairs
by independent contractors.
Our office provides full accounting services, which include utilities, insurance, taxes and all other
expenses the owner wishes us to disburse, excluding mortgage payments. Each month our clients receive
a comprehensive statement denoting rents received and all disbursements on subject property.
For the above services we charge a one-time set up fee of $100.00, a percentage of income collected on
property and a placement/turnover fee of $150.00. We have been serving the West Seattle and the surrounding
areas since 1938 and feel that with our vast experience and the satisfaction of our owners we are in a
position to offer you the professional service you require.

Planning the rent schedule
Finding tenants who can meet the schedule
Qualifying the tenants by thorough investigation
Preparing the lease and having it executed
Securing estimates, awarding the contract
Auditing and paying all bills
Advertising vacant space through selected media
Keeping abreast of competitive market conditions
Maintaining a complete computerized system of records
Preparing accurate statements and a complete accounting of all funds handled
